We are delighted to share that 101 Park Avenue has successfully earned LEED O+M Gold certification, the largest project in the state of New York to date to achieve Gold certification under LEED v4.1 for O+M.
The 1982 building is an eminent 49-story, 1.2M square foot commercial office tower in Midtown Manhattan. SOCOTEC has worked in many capacities on the building over the years for the owner, HJ Kalikow & Co. – including building energy benchmarking (Local Law 84) and carbon penalty calculations (Local Law 97) consulting, retro-commissioning, façade inspection, as well as consulting for façade refurbishment and repair.
The project achieved all submitted points for its LEED v4.1 Operations and Maintenance: Existing Buildings (O+M) Gold certification through various measures, including high alternative transportation use through increased subway, bus and walking access; energy performance – having reduced energy consumption by 14% compared to reference design; minimal waste generation and high recycling rate compared to similar buildings; and indoor air quality performance validated through IAQ testing.

Completed in 1982, 101 Park continues to be a top contender for commercial office space in Manhattan.
