Project Scope and Background

Client: 9 Island Avenue Condominium Association

Location: Miami Beach, Florida

Services Provided: OPM - Project Planning & Project Controls 

 

The project scope included a comprehensive remodel of the building's interior common areas, such as corridors, elevator lobbies, the full amenity level, and the lobby. Although the Association approved a design based on the designer's cost estimate, this estimate turned out to be inaccurate. Upon pricing the project, it became clear that the costs to execute the design significantly surpassed the allocated special assessment funds.

Collaborate with a new designer to develop cost-effective design and construction strategies, ensuring the final project achieves the approved look and feel within the budget.

SOCOTEC collaborated with the new designer to address cost, constructability, and code issues, while obtaining budget estimates from multiple vendors. Our team assisted the Association in finding more cost-effective materials and alternative construction methods to achieve the desired design. We also facilitated the bid evaluation process to select a qualified contractor within the project's budget.

The redesigned project specifications saved Unit Owners $3.7 million and delivered stunning new common areas within the approved budget, without requiring any additional assessments.
