Project Scope & Background

Client: Mirador Condominium Association

Location: Miami Beach, Florida

Services Provided: OPM - Project Planning & Project Controls 

The project encompassed concrete restoration, balcony railing replacement, window and door upgrades, and landscape beautification for amenity and pool decks, as well as the parking garage. However, the initial engineer’s underestimation led to inflated unit costs and quantity overruns, resulting in severe budget shortfalls. With the Association's finances based on these inaccurate recommendations and contractor contracts, SOCOTEC was brought in to rectify the project scope, develop a realistic budget, and oversee the rebidding process.

Get the project moving forward by identifying inadequacies, inaccuracies, and inconsistencies in the bid documents, contracts and overall project budget.

Revise the overall project budget to include all previously overlooked costs. Engage the appropriate professionals to ensure the project aligns with the updated budget constraints. Provide accurate material estimates and negotiate unit costs with contractors based on these new projections. Recommend alternative repair and construction methods to ensure the project is completed within the client's revised budget.

The Association saved Unit Owners over $1.1 million dollars through contract negotiations, contract buyout, alternative methods of repair, and tight cost control and bookkeeping.
