Project Scope & Background

Client: Yacht Harbor Condominium Association

Location: Coconut Grove, Florida

Services Provided: OPM - Project Planning & Project Controls 

 

The project scope included 40-year recertification, encompassing elevator modernization, concrete restoration, balcony railing replacement, painting, landscape beautification, waterproofing, and pool deck restoration. The Association was surprised to receive bids exceeding $8 million for a project they had budgeted at $3 to $4 million.

Design a more affordable project that was appropriate for the Association’s needs and that would constitute a long-lasting and positive investment for the community.

SOCOTEC engaged a new design team to review and revise job-specific specifications, conducting a thorough analysis of the building’s conditions. They utilized materials that were both effective and more competitively priced. The updated specifications removed unnecessary balcony repairs and extended waterproofing and beautification to encompass the entire pool deck.

Unit owners saved over $1 million and had sufficient funds remaining to replace all of the building’s windows with impact-resistant glass.
